Lennar, one of the nation’s largest homebuilders and a fixture in the New Jersey marketplace, is introducing a new home concept that is designed to meet the needs of one of the fastest growing demographics in the state: multi-generational households.
Lennar’s Next GenSM – The Home Within a HomeSM – offers a floor plan that caters to homeowners with adult children or elderly parents who want to live in the same household as their relatives without sacrificing privacy or convenience. Each home will include a private suite with its own separate entrance attached to the main home. The suite will include a great room, bedroom, bath and kitchenette large enough for a full-size refrigerator, microwave, dishwasher and sink. Connecting doors to the suite can be locked at either end, allowing the suite to be integrated into the main living area of the home or to function as a private residence.
“Lennar’s Next Gen – The Home Within a Home – is a design that accommodates a growing need in the marketplace while also embracing the realities of the current economy,” notes Don Bompensa, President of Lennar’s New Jersey Division. “People have lived in multi-generational homes for years and many have expanded their single-family homes to include an in-law suite, but Lennar is the first national homebuilder in the country to include homes specifically designed for multi-generational households in its portfolio.”
Already well-received in markets such as Florida, Arizona and California, Lennar is now bringing the ground breaking design to New Jersey and will make it available at both its Greenbriar active-adult communities and its non-age-restricted communities located throughout the state. Lennar is building field models at Greenbriar Oceanaire in Waretown, Greenbriar Stonebridge in Monroe Township and Cedar Point in Mays Landing.
The two Greenbriar floorplans will be “The Independence” design, created for active adults age 55-and-better. The three-bedroom homes include a master bedroom on the first floor of the main home, in addition to the attached private suite.
At Cedar Point, a community of 173 single-family homes located near the town center of Mays Landing in Atlantic County, Lennar is offering The “Genesis” floorplan, designed for all ages. The three-bedroom home is similar to the Independence floorplan, but features the master bedroom on the second floor of the main home. The suite in the Genesis floorplan is equally suitable for an elderly relative or a young adult, such as a graduating college student.
Lennar will be offering Hard Hat tours of the field models in August, with the homes expected to be completed in the fall.
The 2010 Census shows that more than 16 percent of Americans live in multi-generational households, up from only 12 percent in 1980. Of these 4.4 million households that have three or more generations living together, approximately 160,000 of them are in New Jersey, according to the Census. That is up more than 10 percent from the Census figures reported in 2000. New Jersey has the 10th most multi-generational homes in the nation, according to the Census. Many experts expect those figures to increase as the Baby Boomer generation ages.
The increasing prevalence of multi-generational households represents a trend reversal of the overall decline in multi-generational households that occurred between 1940 and 1980, when multi-generational households decreased from 25 percent of all U.S. households to 12 percent.
