Roseland Property and Lennar Urban Break Ground on New Henly on Hudson Riverfront Condominium in Weehawken

Officials from Roseland Property Company, Lennar Urban and the Township of Weehawken broke ground on a new Henley on Hudson waterfront condominium building on Nov. 1 within the Port Imperial mixed-use development in Weehawken, NJ.

Weehawken Mayor Richard F. Turner addressed the crowd of more than 50 people at the beginning of the ceremony, stating that the township’s active partnership with both Lennar and Roseland has helped economic development flourish in that part of town, to the benefit of all Weehawken residents.

“In this economy, to have any economic development at all is a tremendous accomplishment,” Mayor Turner said. “At Port Imperial, the master plan is moving along quickly. We are preserving open space, we are making long-term economic progress and we have Roseland and Lennar to thank for that.”

The new four-story, 36-residence condominium building is rising along the Hudson River waterfront and will boast spectacular Manhattan skyline views. The elegantly-designed, single-level homes will range in size from 912 to 1,722 square feet of living space at pre-construction prices starting in the $500,000s.

Initial occupancy is scheduled for May, 2013. The community’s Welcome Home Center began taking deposits on the new homes last week and a number of residences have already been sold.

The new condominium is coming to market following the sell-out of earlier phases of single-level homes, Penthouses and multi-story brownstones at Henley on Hudson. Already completed is a private 6,000 square-foot clubhouse with a club room, theater room, billiards and gaming lounge, state-of-the-art fitness center, Yoga/Pilates room, Children’s Play Studio and an outdoor, resort-style infinity pool.

The new Henley on Hudson residential building will be completed in about 18 months, with the first closings scheduled for May, 2013. With the original condo building sold-out, public anticipation and demand for new homes at the community has been high for months.

California: Some Home Buyers Get New State Tax Credit

Cash-starved California just came up with $200 million more to throw at the housing market. On Thursday, Gov. Arnold Schwarzenegger enthusiastically signed a bill that will award an estimated $200 million in state income tax credits to people who buy a home starting May 1. The credit is worth up to $10,000, spread evenly over three years. The new bill will cost the state more than twice as much as last year’s home buyer credit. Last year’s credit was also worth up to $10,000 spread over three years but applied only to new homes, not existing ones. The credits, which were allocated on a first come, first served basis, ran out in less than four months, and the Franchise Tax Board stopped awarding them July 2. To get the new credit, first-time buyers can purchase a new or existing home. People who are not first-time buyers can get the credit if they buy a newly built home, but not an existing one. Tax Credit Extended Into 2010 And Expanded To Include More Homebuyers

Tax Credit Extended and Expanded!

On November 6th, President Barack Obama signed the Worker, Homeownership and Business Assistance Act of 2009 into law, extending and expanding the homebuyer tax credit that was previously scheduled to expire at the end of November. No longer just a tax credit for first-time homebuyers, the new legislation also provides a tax credit to existing homeowners as well. Here are some of the details you should know.

• The deadline for first-time homebuyers to take advantage of the up to $8,000 tax credit is now extended to cover home purchases that close by April 30th, 2010.

• If a home is under contract on April 30th, the tax credit deadline for the closing is extended further, to June 30th, 2010.

• Existing homeowners can now also qualify for a tax credit of up to $6,500, provided that the buyer has owned their principal residence for at least five consecutive years during the last eight years prior to the new home purchase.

• The new law increases the income limitation for individual taxpayers who want to claim the credit, from $75,000 to $125,000. The income limit for joint filers increases from $150,000 to $225,000.

• The new legislation allows homebuyers to cash in on their tax credit in advance. Homebuyers can claim the credit for a 2009 home purchase on their 2008 tax return, and the credit for a 2010 home purchase can be claimed on a 2009 return.

• Military service members on extended duty outside the United States have one extra year to close on their new home and still take advantage of the tax credit, with a closing deadline of April 30th, 2011.

• Lennar has designated a select number of homes available for immediate move-in that can qualify for these newly extended and expanded tax credits.
