Often Imitated But Never Duplicated, Lennar New Jersey’s Everything’s Included Program Stands Alone

Imitation may be the sincerest form of flattery, but for new homebuyers making significant financial and lifestyle decisions, a replica will never live up to the original.

A number of years ago, Lennar, the nation’s second largest homebuilder, reinvented its sales methodology in an attempt to create an even higher level of value and quality with the launch of its “Everything’s Included” platform.   The sophisticated program, borne out of extensive research and results from independent public surveys, essentially offers the national homebuilder’s most popular upgrades and features already included in the purchase price.

The new platform, billed as “The Logic of Lennar,” was rolled out nationwide, and the results have been staggering as buyers across the country have recognized the benefits and taken advantage of the opportunities.

“It was a real departure from the company’s traditional operating philosophy as Lennar had pioneered the concept of giving customers hundreds of options to choose from through the use of a Central Design Studio,” notes Don Bompensa, President of Lennar’s New Jersey Division.

“But we learned over the years that our customers just didn’t like being burdened with a tedious and costly selections process.  This notion was confirmed by JD Power surveys which we conducted over the course of several years that conclusively revealed that the part of the homebuying process our customers found most stressful was the task of picking options at the Design Center.  So we researched what our most popular selections were and included them as standard items at no additional cost.”

Lennar’s nationally-recognized “Everything’s Included” marketing platform greatly simplifies the purchasing process, Mr. Bompensa points out.  Fewer options mean less mistakes and consistent quality.  And Lennar’s extraordinary buying power permits high-volume purchases with significant savings passed onto buyers.

“Rather than choosing through dozens of upgrades that cost extra,” he says, “homebuyers can have our most sought-after options already included in their new home.  This simple approach allows us to give customers the best of everything at no extra cost or time.”

But the program goes well beyond just options and amenities, Mr. Bompensa contends.  It is part of a corporate culture that is committed to making the homebuying experience better by reflecting Lennar’s dedication to quality, value and integrity.

“Our New Home Consultants undergo an industry-acclaimed sales training program to ensure the best possible experience for our customers,” Mr. Bompensa explains.  “And by starting construction on homes prior to releasing for them for sale, we’re able to deliver them on time and can better satisfy our customers’ expectations.”

These benefits and the positive impact they’ve had on thousands of homebuyers across the country haven’t gone unnoticed by other builders who have tried to keep up with Lennar’s success.

“Not surprisingly, we’ve seen other builders in the New Jersey marketplace and elsewhere try to offer similar programs, in some cases even offering both an everything’s included and options/upgrades proposition at the same time, but they just can’t come close to matching the value we can provide through our national resources,” says Mr. Bompensa.  “We created this program and perfected it over the years.  An in today’s climate, it’s more valuable to our customers than ever.”

Lennar’s Everything’s Included program is available at its celebrated residential communities across New Jersey.  The communities include:
